Our association is governed by our Board of Governors, as provided for in the governing documents (the Covenants and Bylaws). Our board is elected on an annual basis by the members of our association. Our association is professionally managed by Ridgway Lane and Associates, a real estate firm that specializes in managing homeowners associations.
Formed in 1998, Ridgway Lane and Associates is a partnership between Richard Ridgway and David L. Lane, both respected professionals in Mississippi’s real estate industry. David Lane, CPM®, leads the company’s property management services. With over 20 years experience managing homeowner associations, Ridgway Lane’s association clients receive the best professional management in the state of Mississippi.

The Board of Governors meets the second Monday of February, April, June, August, October, and December with Ridgway Lane present and minutes kept. (Other months meets second Monday for discussion).
The association's Annual Meeting is held the third Wednesday of April or other date set by the Board of Governors. Notice will be delivered at least ten days prior to meetings.

Rules and Regulations Update
Eastbrooke I is an OWNER OCCUPIED ONLY residential community. LEASING or RENTING is NOT permitted. No portion of any condominium unit or any entire unit shall be leased or rented for any purpose. (ARTICLE 10, SECTION 2, bylaws)
Dogs are not allowed outside their owner's unit or patio unless a leash restrains them. Please remove your dog's droppings. Cats must be kept inside their owner's unit or patio. No exotic pets are allowed.
Homeowners may display the American flag. Flags that are old and worn should not be flown. Other flags and banners are prohibited.
No hangings, paintings or attachments are allowed on any common area. The Board reserves the right to compel homeowners to remove outside decorations, lights or any other items if they do not meet the standardsd of Arlchitectural Control.
Garbage bags must be used inside the garbage can to prevent accidental spillage during trash pickup. Garbage cans may be placed outside your unit the night before pick-up, secured with a tight-fitting lid and taken back into the garage as soon as possible after garbage pick-up. Please clean up any accidental spillage.
It is not permitted to leave limbs or debris from your courtyard for disposal by the landscape company. Bag them for Waste Managhement pick-up. Workers hired to clean your courtyard are to remove debris from the property.
Please refrain from cutting common grounds plants or trees. Contact the management company for assistance with these concerns.
Residents may wash their own vehicles in their garages or directly behind their units in the horizontally allowed vehicle space. No vehicles shall be washed in common areas and no vehicles other than those belonging to residents of Eastbrooke I shall be washed anywhere on the grounds.
No part of the common areas shall be used for commercial activities of any chartacter.
Violation of any rule or regulation may result in a fine, as determined by the Board of Governors.
FIRE AND SMOKE ALARMS
A wireless fire and smoke alarm system, that is monitored 24/7, is now in service in Eastbrooke I. If smoke or fire is detected, Independent Electronics and Security, a monitoring service which monitors locally, will be called.
However, if an alarm should sound, please locate the building (red flashing light on the end of the building), locate the unit (red flashing light on either front or rear) and call the fire department - call 911. Give the emergency information (unit # and address) and then insure that any occupants of the unit are notified and evacuated if there is a fire.

IT IS FURTHER RECOMMENDED THAT EACH HOME INSTALL ADEQUATE SMOKE DETECTORS.
IT IS THE RESPONSIBILITY OF EACH HOME OWNER TO INSTALL SAID SMOKE DETECTORS.
EACH UNIT SHOULD HAVE ADEQUATE AND EASILY ACCESSIBLE FIRE EXTINGUISHERS.
IT IS THE REPONSIBILITY OF EACH HOME OWNER TO OBTAIN AND DISTRIBUTE SAID FIRE EXTINGUISHERS THROUGHOUT THEIR HOME.
