What is my responsibility as a homeowner?

Per the governing documents the condo owner's responsibilities are listed below:

  • Maintain the interior of the your condo unit(s) and all equipment, applicances or fixtures within the condo
  • Maintain any balcony, shed, terrace or patio appurtenant to your condo unit(s) (including paiting)
  • Maintain any plumbing, electrical fixtures, water heaters, fireplaces, heating and air-conditioning equipement
  • Clean and maintain both the interior and exterior surfaces of all windows of the condo unit(s)
  • Clean and maintain both the interior and exterior glass surfaces of all glass entry doors of the condo unit(s)
  • Clean and maintain interior and exterior surfaces of any door leading to any balcony, deck, terrace or patio appurtenant to your condo unit(s)

What is my assessment paying for?

Current operating expenses of the association plus any reserve requirements.  Please see the current annual Operating Budget located under the Documents tab of this website, for details of projected income and expenses by various categories.

Such as:

  • Exterior maintenance (as described in your governing documents) including the roof
  • Jackson City Water/Sewer
  • Comcast Basic Cable (Anything over basic cable will be billed to the owner)
  • Trash Collection

How does our association operate?

Our association is governed by our Board of Governors, as provided for in the governing documents (the Covenants and Bylaws). Our board is elected on an annual basis by the members of our association. Our association is professionally managed by Ridgway Lane and Associates, a real estate firm that specializes in managing homeowners associations.

Can I pay my assessment monthly?

No. Assessments are payable quarterly in advance.

  • January-March period is usually mailed in late December
  • April-June is usually mailed in late March
  • July-September is usually mailed in late June
  • October-December is usually mailed in late September along with the Annual Insurance assessment.
